Habitat GCNY is seeking qualified families to become partner homeowners. Participation in the partner homeowner program is voluntary, and families are chosen based on a number of factors, including level of need, willingness to partner, and ability to pay. We encourage all families interested in Habitat homeownership to call our office and schedule an appointment. You can find more information regarding qualification below.

Need

Need is determined by the applicant’s current housing. Need can be affected by unsafe or substandard housing conditions, overcrowding, unaffordable rent compared to income, and accessibility issues.

Willingness to Partner

Habitat GCNY prospective homeowners are required to invest a pre-determined number of “sweat equity” hours as part of the homeowner program.

Ability to Pay

An applicants’ ability to pay is assessed based on many factors including, but not limited to:

-Applicant credit history

-Stability of income

-Work record

-Debt to income ratio

-Applicant income (see the chart below of income standards)

Four	$18,000 – $30,000
Five	$19,440 – $32,400
Six	$20,880 – $34,800
Seven	$22,320 – $37,200

In order to proceed we will need to have you set up an appointment with us to come into our office at 350 Bank Street (the Northgate Church South Campus Building) in Batavia, NY.  Once we have set up a time and date for you to come in, our application process requires that you have the following materials available for us to review and make copies of:

Verification of all household income:

- 2 years of tax returns with W2’s

- Current month of pay stubs

- If applicable, proof of receiving child support, maintenance (alimony), TANF, SSI, or SSD

- Name, address and phone number of employer

- Name, address and phone number of current Landlord
